Create a listing
Turn photos, an address and a price into a complete draft listing written with AI, then review it before you publish.
Give Matchai your photos, the address and the price. Its AI studies the photos, describes the rooms and features, researches the neighbourhood and writes the title and description. A few minutes later you have a complete draft, ready for you to review.
Before you start
Good photos make a good listing. The AI learns about the property only from what it can see.
- Send as many photos as you can, up to 20. Every room you show is a room the AI can describe.
- Different angles of the same room are useful. They show the size and the finishes.
- Skip near-duplicates, such as the same room from the same angle by day and by night. They add nothing, use extra Energy and can make the result worse.
- Photos can be PNG, JPEG or WebP.
Create the listing
In Listings, choose Add listing, then Auto-magically create.
Upload images. Drag your photos anywhere on the screen, or select the upload area to choose them. You can drop a whole folder. Choose Next once your photos are in.
Enter address. Start typing the address, then pick it from the suggestions. Choose Next.
Set price. Choose the currency, then enter the price. Search the currency list by code, name or country.
Choose Create listing. Matchai shows its progress as it works: the rooms it recognises, the features it finds, the places nearby, and the description as it is written.
When you see Listing created successfully!, open the listing from Listings and review it.
You do not have to wait. Close the window at any time and the listing keeps being created. A card in Listings shows its progress. Select it to open the progress view again.
Why it works this way
A photo can show a kitchen, but it cannot show where the house is or what it costs. Those are the two facts a buyer relies on most, so Matchai never guesses them. You give them, and the AI builds everything else around them.
What the AI does
- Reads the photos. It works out the type of property and building, the style, the number of bedrooms and bathrooms, the number of storeys and the overall condition.
- Groups the photos by room. Each group becomes a space in the listing's Spaces section, such as "Primary bedroom" or "Kitchen".
- Arranges the page. Your first photo of the property becomes the cover, and the AI picks the photos shown between the sections of your listing page, favouring a different room for each. You can change both later. See photos and media.
- Leaves out what is not the property. Logos, maps and advertisements do not go into the gallery, and neither do photos of people. Floor plans stay, because buyers find them useful.
- Finds features. It adds the features and finishes it can see, such as hardwood floors, a fireplace or a view, and a few tags buyers search for.
- Researches the neighbourhood. It places the address on the map, looks at what is nearby, such as cafés, schools and transit, and writes a short description of the area.
- Writes the title and the description, in the language you use Matchai in.
The listing is set to For sale. If it is a rental, change it in the listing's Overview. See price and details.
What it costs
Creating a listing with AI uses Matchai Energy, once, when you choose Create listing. The more photos you send, the more Energy it uses, because the AI studies each one.
- If creation fails, your Energy is refunded automatically. Choose Try again to go back to the price, then Create listing to start again with the same photos and address.
- If you do not have enough Energy, Matchai shows Out of Matchai Energy and nothing starts. See Matchai Energy.
Leave and come back
Close the window before you choose Create listing and nothing is lost. Your photos, address and price are kept, and a Continue setup card waits in Listings. Select it to carry on where you stopped.
To start over, open the card and choose Discard draft. This deletes the unfinished listing and its photos.
Review the result
The new listing is a draft. Visitors cannot see it until you publish it.
Open the listing from Listings and choose Edit.
Read the title and the description. Change anything you want: everything saves as you go.
Check Spaces and Features. The AI describes only what it can see, so add what the photos do not show, such as a basement nobody photographed.
Add what only you know: financials, renovations, certifications, disclosures and documents.
When you are happy with it, publish it. See publish and visibility.
Why it works this way
The language you use Matchai in becomes the listing's original language, and the translations into the other languages are made from it. To have the AI write in another language, change your language before you create the listing. See language and appearance and listings in several languages.
Write a listing yourself
Prefer to start from a blank page? In Listings, choose Add listing, then Manually. A blank draft opens, ready to edit. Writing a listing yourself uses no Energy.
