Price and details

Set a listing's price, currency and rental period, choose ft² or m², describe its rooms and spaces, and add its features.

The facts at the top of a listing, its price, its size and its rooms, are what buyers compare first. This page covers where each one lives and how to change it. Open the listing from Listings and choose Edit before you start.

Sale or rent

In edit mode, the menu above the price says what kind of offer this is: For sale, For rent, Short-term rental, Sublet, Auction, Pre-sale, Foreclosure, Private sale or Fractional ownership.

Next to it is the listing's transaction status. Use it to mark the listing as sold, or as rented for a rental, and to make it available again. See publish and visibility.

Price and currency

Type the price in the large field in Overview. The currency sits beside it. Select it to choose another: the most common currencies come first, and you can search the full list by code, name or country.

For For rent, Short-term rental and Sublet, a third menu sets the period: / week, / month or / year. Visitors see the price with its period, such as "/ month".

Other amounts on the listing, such as taxes and condo fees, are shown in the listing's currency.

Living area and lot size

The area field in Overview holds the living area. Select its unit to switch between ft² and m². Lot size, in the property details below, uses the same unit, so changing one changes both.

Property details

Below the price, edit mode shows the property's details: Property type, Building type, Year built, Construction, Lot size, Stories and more. The fields you see depend on the property type: a vacant lot has no bedrooms, and only a condo has condo details.

Rooms and spaces

A listing's rooms live in its Spaces section: one card per bedroom, bathroom, kitchen, garage or other space, with its photos and its details.

In edit mode, go to Spaces and choose Edit spaces, or Add spaces if there are none yet.

Add the spaces the property has, or remove the ones it does not.

Select a space card to open its details. Name it, choose its photos, and fill in what applies: the floor level, the width, depth and height in feet or meters, the parking spaces it holds, notes, and its features and finishes.

Each space also has Counts as: One room, Half a room or Not a room. It decides how the space adds to the room total. Spaces such as hallways, garages and balconies start as not a room, so they do not inflate the total. Change it when your market counts them differently.

If the listing has photos but no spaces, choose Detect rooms from photos and Matchai groups the photos into rooms for you. Regenerate rooms from photos does it again from scratch. It replaces your current spaces, so Matchai asks you first.

Why it works this way

The Rooms, Beds, Baths and Parking figures at the top of the listing are counted from the space cards. Pointing at one shows how it was counted. There is one place to describe a room, so the number a buyer reads at the top always matches the rooms they find further down, on the listing and on its card in search results. To change a count, add or remove a space.

Features and tags

Features are the things a buyer looks for: a fireplace, hardwood floors, central air, a pool, a view.

In edit mode, go to Features and choose Edit features, or Add features.

Search or browse the list, and select the features the property has.

Where a feature offers them, choose its Material or Type, such as brick for the cladding.

Select the star on a feature to add it to the highlights. Highlighted features are shown first.

Tags are short labels buyers search by. In Description, choose Edit tags to change them.

Why it works this way

Every house has windows and a roof, so a bare "Windows" or "Roof" tells a buyer nothing. What matters is brick or vinyl, casement or sliding. A construction feature without its material or type is kept in your listing but not shown to visitors, and the editor marks it Add a material to show this on your page so you can complete it.

Financials and condo details

Choose Edit financials in the Financials section to enter the valuation, the expenses and, for an income property, the revenue and its units. Each amount has its own period, such as per year or per month, so you can enter it the way it appears on the bill.

For a condo, Condo details holds the building's own facts. Choose Edit condo details to fill them in.
