Import from a website

Copy a listing you already have on Centris, Realtor.ca, Zillow or another website into Matchai, with its details and photos.

Already have the listing online? Quick import reads its page on another website, copies the details and the photos, and lets you check everything before Matchai writes the listing.

Which websites work

Quick import works with most real estate websites, including Centris, Realtor.ca and Zillow. Paste the address of the listing's own page: the page a buyer sees when they open that one property.

Import a listing

In Listings, choose Add listing, then Quick import. The Import a listing window opens.

Paste the address of the listing page, then choose Scrape listing.

Matchai reads the page and copies its photos. This takes a moment. You can close the window while it works: a card in Listings shows Reading the listing…, and selecting it brings you back.

Review the preview. It is laid out like your listing: the title, address and price at the top, then Description, Spaces, Features, Financials and the other sections the page had. To change something, choose Edit, make your changes, then choose Done.

Choose your photos under Photos. Every photo is kept to begin with. Select a photo to leave it out, and select it again to keep it. Choose Add photos to add your own.

Choose Create listing. Matchai writes the listing the same way it does from photos, and shows its progress. See create a listing.

The new listing is a draft. Review it, then publish it when you are ready. See publish and visibility.

What is copied

Matchai copies what the page shows, when it shows it:

  • the title, the price and its currency, and whether the property is for sale or for rent
  • the address, placed on the map
  • the description
  • the bedrooms and bathrooms, and the rooms with their dimensions
  • the features and the building's construction, such as the cladding or the roof
  • condo details, taxes, condo fees, the assessment and other financial lines, each with the period the page gives, such as per year or per month
  • renovations, certifications, inclusions, exclusions and occupancy
  • a virtual tour link
  • the photos, in the page's order

How the AI uses what was copied

  • The page's facts win. When the page says three bedrooms, the listing says three bedrooms, whatever the photos suggest.
  • The title is kept. If the page's title is a real title, it stays exactly as it was written. If it is not, Matchai writes one.
  • The description is polished. Matchai rewrites the page's description in a clear, consistent voice, in the language you use Matchai in. Where the page says little about the area, it can add what it learned about the neighbourhood.
  • The photos are studied as in any listing: grouped by room, with the features they show added. The first photo you keep becomes the cover.

Why it works this way

Many websites stop other sites from showing their photos. If your listing pointed at photos on the other website, they could disappear the day that website changed something, or the day the listing came down there. Matchai keeps its own copy of every photo, so your listing stays complete for as long as you keep it.

When something is missing

The preview tells you what it needs before Create listing can work.

  • No photos. "This site doesn't let us copy its photos" means the website blocks copying. "No photos were found on this page" means it had none. In both cases, choose Add photos and add at least one of your own.
  • Some photos skipped. Next to Photos, Matchai shows how many photos are kept, and how many the website blocked.
  • No address on the map. Choose Edit, search for the address, then pick it from the suggestions. Without that, the listing is created with no map location.
  • No price. Choose Edit and add the price. A listing needs a price to be created.
  • Photos still uploading. Wait for your own photos to finish. Create listing becomes available when they are done.

Limits

An imported listing takes up to 50 photos, the copied photos and your own together. When you reach 50, leave a photo out before you add another.

Leave and come back

If you close the window, the preview waits in Listings as a Continue setup card, with the photos you added or left out. Changes you made to the details are not kept, so make them just before you choose Create listing, or afterwards in the listing itself.

What it costs

Quick import uses Matchai Energy twice:

  • Reading the page, when you choose Scrape listing. The more the page holds, the more it uses. If Matchai cannot read the page, your Energy is refunded.
  • Writing the listing, when you choose Create listing. The more photos you keep, the more it uses. If creation fails, your Energy is refunded.

Coming back to a saved preview does not read the page again, so it costs nothing more. See Matchai Energy.
