Listing analytics

See who viewed a listing, where they came from, what they clicked, and when an AI assistant read, recommended or showed it, with the proof.

Every published listing has its own Analytics: how many people viewed it, where they came from, what they clicked, and something few tools measure, when an AI assistant such as ChatGPT or Claude read your listing, sent someone to it or showed it in a conversation.

Only the people who can edit a listing can see its analytics.

Open the analytics

  • On a computer, select Analytics in the list on the left of the listing, below Listing agent. You can also point at the listing's title and select the chart button that appears next to its status.
  • On a phone, open the listing, choose More, then Analytics.

To go back, select the back arrow at the top left, Back to listing.

The numbers refresh on their own every 15 seconds while the page is open.

Choose a period

Choose 7 days, 30 days or 90 days. The view opens on 30 days. Each number is compared with the same number of days just before, and a small badge shows the change: up or down by a percentage, No change, or New when there was nothing before.

At the top, a live line shows how many people are viewing the listing now.

The key numbers

NumberWhat it counts
ViewsEach time a person opened the listing.
VisitorsDifferent people, each counted once per day.
Avg. time on listingHow long a view lasted, counted only while the page was on screen.
AI recommendationsVerified clicks and impressions from AI assistants.

Below them, Views per day draws the views, with the ones that came from AI assistants shown separately.

AI assistants

The AI assistants panel shows which assistants read, recommended or showed the listing, with three columns:

  • Reads. An assistant fetched your listing while answering someone's question.
  • Referrals. Someone clicked through to your listing from an AI answer.
  • Impressions. Your listing's card was shown inside ChatGPT or Claude, through Matchai.

The panel also says how many times AI search engines refreshed their copy of your listing. These visits are how an assistant keeps its knowledge current. They are not people.

AI activity lists each event as it happened, with the proof Matchai checked, such as the assistant's published network addresses or a signed request.

Why it works this way

Anyone can claim to be ChatGPT. Matchai names an assistant only once it has checked the claim against what that assistant publishes about itself. An event it could not check yet reads "may have", as in "ChatGPT may have read your listing". A visitor caught pretending to be an assistant is named for what it is, "Someone posing as ChatGPT visited your listing", and is not counted.

Do AI recommendations use Energy?

Under the AI assistants panel, a note says whether AI recommendations use Energy on your account, and each event in AI activity says whether it was billed.

Reads and search-index visits are never billed. Only a verified referral or impression can be.

Why it works this way

A read shows that an assistant looked at your listing while working on an answer. It does not show that the assistant recommended it to anyone. A referral is a person who clicked through to your listing, and an impression is your listing's card shown to a person. Those are results you can see, so they are the only ones that can count.

If AI recommendations are billed and you run out of Energy, your listing keeps being read, shown and recommended, and the event reads Not collected — out of Energy. Hiding your listing would only hurt the buyer who was looking for it.

Where visitors came from

Where visitors came from groups views by source: AI assistants, Search engines, Social media, Real estate portals, Matchai, Email, Campaigns, Direct visits, Your site and Other websites. Well-known sites are named, such as Google, Facebook, Instagram or Centris. If some views came from AI assistants, the panel opens with their share.

The AI figures are a minimum. Some clicks from an AI answer arrive without saying where they came from, for example when the assistant's app opens the link in its own browser, and they count as direct visits.

Who viewed it, and what they did

  • Who viewed it splits views between Matchai members, signed in to Matchai, and Not signed in. Views on your own domain or your Matchai Page are Unknown, because Matchai cannot see who is signed in there.
  • Clicks shows what visitors did on the listing: Calls, Emails, Messages, Showing requests, Shares, Added to favourites, Photo gallery, Map, Documents, Virtual tour and more.
  • Devices and places shows Phone, Tablet or Computer, and the visitors' countries.

How Matchai counts

  • Views are people, not bots. AI assistants and search crawlers are counted separately.
  • Your team's own visits are left out, so checking your listing does not inflate it. On your own domain and your Matchai Page, Matchai cannot tell who is signed in, so visits there count under Unknown, yours included.
  • No cookies. Visitors are counted once per day without cookies or anything stored on their device. Matchai records their country and region, never who they are.
  • Visitors who ask not to be tracked are counted as a view, without their time on the listing or their clicks.

When there is nothing to show

  • A draft shows Publish to start counting views. Analytics begin the moment the listing is published.
  • A published listing with no views yet shows No views yet, with Copy listing link so you can start sharing it.
